You property expert will visit your property to carry out a rental valuation – they will run your property through our specialised comparison system – they will compare your property to similar properties and properties in your area to get a realistic valuation. They’ll look at those properties for rental price, how long they were on the market and look at statistics of properties in the area.
A full appraisal of your property will be carried out by your expert agent visiting your property. They will check your property discuss with you:

Free Viewings and Manage and Book Viewings
Potential tenants will be given an online account which will enable them to book viewings, change viewings 24 hours a day from the comfort of their own home. Once booked your Browns Expert Agent will arrive in a ‘Browns’ branded car to carry out the viewing at no extra cost.
Free description, Pictures and Brochures
Your expert agent will take photos of your home, write a detailed description highlighting key aspects of your property and create professional brochures and window cards to advertise your property We’ll even let you approve them too, make sure you see how great they are!
Free Photography and Written Inventory
A detailed written and photographed inventory will be provided free of charge giving photographic evidence of the condition of your property and items at check-in. Tenants will sign to agree to the condition of the property. This inventory will be used at the end of the tenancy check-out to ensure the property is handed back in a similar condition.
Tenant and Guarantor Check
Browns will instruct Van Mildert to carry out a free of charge Comprehensive Referencing Check, carried out by our award winning reference agency. They will carry out credit checks, employment references, affordability calculations and contact previous landlords to ensure you the best possible tenants. To comply with the immigration act we will carry out ‘Right to rent’ checks.
Our legal experts will write legally binding tenancy agreements in real time ensuring they are up to date with the law giving you peace of mind! Our tenancy agreements can be paper based if you’d like to call into the office to sign and have a chat or they can be E-signed at any time of day or night making it easier for everyone involved!
Our legal experts will bind ‘guarantors’ to make good reasonable losses to the Landlord – including charges, damages and expenses incurred as a result of default by the tenant. We guarantee ALL of our rented properties to give you, the landlord, peace of mind!
Browns will erect a ‘To Let’ board on your property free of charge if you wish to have one.
It’s a legal requirement to issue this with all tenancy agreements. We’ll serve this with your tenancy agreement.
If your property has a gas supply it’s a legal requirement to have a valid Gas Safety Certificate. We’ll arrange to a have one of our gas approved contractors carry it out for you. You may find we are cheaper than if you arranged it yourself. If you choose our ‘Managed Package’ we’ll renew at the annual check-ins again.
This is an Energy Performance Certificate. You many already have one if you bought your property less than 10 years ago.
Smoke Alarms and Carbon Monoxide Detectors
We will check smoke and CO detectors prior to move in, to ensure you are fully covered.
Browns will take the stress away from both yourselves and the tenant by transferring utilities over to the new tenant. We’ll take metre readings, record them on our specialised system and send them to the relevant utility companies.

Browns will inspect your property regularly after 3 months then every 6months to ensure your property is being well maintained. We’ll provide you with a photographic report so you can see for yourself. If any issues arise Browns will consult you and follow up with a re-inspection. All free of charge.
To ensure your company with the law, Browns will maintain your anual checks for:
Gas Safety
Electrical Testing (if required)
Smoke Alarms
Carbon Monoxide detectors
Free Tenancy and Guarantor Renewals
Your expert agent will contact you and your tenant towards the end of your initial fixed term agreement to discuss your options. Should you wish to extend the tenancy for a further fixed term Browns will draw up a new legally binding tenancy and guarantor agreements through The Lettings Centre free of charge to both landlord and tenant.
Should the situation arise when your tenant does not pay – Browns will follow procedures to contact the tenant. If for any reason the tenant does not respond Browns will follow procedures to contact the guarantor to arrange payment.
Maintenance Management and Repair Quotes
Through our specialised app tenants can report maintenance issues 24/7 and send photos straight from their phone. These will log in your online account and notify you. As well as register the maintenance issue with Browns. We can arrange quotes, send them to you for approval, carry out the repair, pay the contractor and deduct this from your renal payment or you can arrange to have the work carried out yourself. There is no obligation to use us, but you may find us cheaper. ‘Browns Property Maintenance’ is our own team so we can avoid the cost of outside contractors where possible.
Browns Letting Centre have access to all legal notices. Should the time arise that you wish to claim the property back we will serve legal notices on your behalf.
End of Tenancy Inspections
Browns will arrange a ‘pre-walkout’ inspection two weeks prior to your tenant moving out of the property. Your expert agent will attend with a copy of the photographic inventory carried out at the initial check-in. They will walk through with the tenant and compare the property with the check-in inventory. Together they will agree what needs to be carried out to the property to ensure it’s in a similar condition to when they moved in.
Your expert agent will meet with the tenant to insure everting from the ‘pre-walkout’ has been carried out and your property is returned in the best possible condition.
