North East Landlords: Prepare for the New 'Register Your Rental Property' Service
A significant change is coming for landlords in the North East. A new 'Register your rental property' service is being introduced, and understanding the details now will ensure a smooth transition for your portfolio.

🏠 North East Landlords: New Rental Rules Are Coming — Are You Ready?
The new rental property register is just one of several changes landlords need to keep on top of.
Being a landlord has changed considerably over the last few years.
There are more rules, more paperwork and more responsibilities than ever before — and another important change is now on the way.
The Government has confirmed that a new “Register your rental property” service will begin rolling out across England from 15 December 2026.
For landlords with rental properties in the North East, including South Shields, North Shields and the surrounding areas, registration is due to open in June 2027.
But this isn't really just about another register.
It's part of a much bigger picture.
From property safety and certificates to tenancy legislation, rent rules and ongoing compliance, landlords now have more to think about than ever before.
And that's exactly why Browns is here.

📅 North East landlords — these are the dates to know
For rental properties located in the North East:
Registration opens: 15 June 2027
Registration deadline: 14 September 2027
The important point is that the deadline is based on where the rental property is located, not where the landlord lives.
So, if you live elsewhere but own a rental property in South Shields, the North East timetable will still apply to that property.
What is the new rental property register?
The new Government service will require landlords of qualifying occupied rental properties to register themselves and their properties.
Landlords are expected to provide information such as:
✅ Landlord name and contact details
✅ Rental property address
✅ Number of bedrooms and residents
✅ Current rent
✅ Relevant information about the property
✅ Certain health and safety information
✅ Gas, electrical and Energy Performance Certificates where applicable
Once registered, each property is expected to receive its own unique reference number.
That reference is also anticipated to become important when rental properties are advertised in the future.
What happens if I don't register?
Where a landlord is required to register and fails to do so within the relevant timeframe, they could face enforcement action and financial penalties.
And for many landlords, this will simply feel like one more thing to remember.
Because the register isn't the only area you need to stay on top of.

Depending on the property and tenancy, landlords can already have responsibilities involving:
✅ Gas safety
✅ Electrical safety
✅ Energy Performance Certificates
✅ Smoke and carbon monoxide alarms
✅ Right to Rent checks
✅ Deposit requirements
✅ Property condition and repairs
✅ Damp and mould responsibilities
✅ Tenancy paperwork
✅ Rent legislation
✅ Possession rules
✅ Ongoing changes to landlord legislation
And the rules don't stand still.
This is where professional management really starts to earn its value.
🏡 Fully managed by Browns? We'll help keep you one step ahead.
If Browns fully manages your rental property, we don't expect you to spend your evenings reading Government guidance and trying to work out what has changed.
That's our job.
We keep an eye on the requirements affecting the properties we manage and we'll contact you when we need something from you.
That might be:
a certificate that needs renewing
a document we require
information about your property
a safety check that needs arranging
or action required because legislation has changed.
Where something needs to be completed personally by the landlord, we'll explain what is required and help you through the process.
You own the investment. Let us help with the day-to-day headache.
Our fully managed service is designed to make being a landlord as straightforward and stress-free as possible, while helping you protect your property, your tenant and your investment.
🔍 Are you sure your rental property is fully compliant?
If the answer is “I think so”, it might be worth checking.
We regularly speak to landlords who have been renting property for years but simply haven't realised that a rule has changed or another piece of paperwork is now required.
That doesn't necessarily mean they've done anything wrong.
It shows just how difficult it can be to keep up.
So we're offering landlords across the North East a:
🛡️ FREE, NO-OBLIGATION LANDLORD COMPLIANCE CHECK
We'll look at what you currently have in place and help you identify whether anything may require attention.
This could include looking at the key certificates, documentation and compliance information relating to your tenancy and property.
You do not have to be an existing Browns client.
And there is absolutely no obligation to move your property to us.
If everything is in order, brilliant — you've got reassurance.
If something needs attention, at least you'll know about it and can take action.

🔑 Thinking about renting your property?
You don't necessarily have to think of yourself as a “landlord” yet.
You might simply be:
moving in with a partner
relocating for work
inheriting a property
struggling to sell
moving abroad
buying an investment
or wondering whether renting could be a better option than selling.
Before making a decision, talk to Browns.
We can explain:
✅ What your property could potentially achieve in rent
✅ What needs to be in place before a tenant moves in
✅ What your responsibilities would be as a landlord
✅ How we find and reference suitable tenants
✅ What ongoing management involves
✅ How our fully managed service works
We'll give you straightforward advice so you can decide whether letting is right for you.
No pressure. No obligation. Just a conversation.
Already managing your property yourself?
You might be perfectly happy doing that.
But if the amount of legislation, paperwork, chasing, maintenance and tenant communication is beginning to feel like another job, it may be worth looking at what a fully managed service could take off your hands.
With Browns, property management isn't just about collecting the rent.
It's about helping manage the whole tenancy.
That means keeping an eye on the property, the paperwork, the tenant, the maintenance and the changing requirements that come with being a landlord.
Sometimes the question isn't “Can I manage it myself?”
It's:
“Do I still want to?”
