It’s easy to get caught up in the excitement of viewing a property — but a viewing is also your chance to find out the things the photos and property details might not tell you.
Here are some useful questions to ask:

🔑 How long has the property been on the market?
This can give you a little more insight into the level of interest and the seller’s position.
đź’· Have there been any offers?
Knowing whether other buyers are interested can help you understand how quickly you may need to make a decision.
📦 Why are the owners moving?
Are they relocating, upsizing, downsizing or have they already found somewhere?
⛓️ What is the seller’s position?
Are they in a chain? Have they found their next property? Are they looking for a quick move?
🏠How old are the boiler, windows and roof?
These can be significant expenses, so it’s worth knowing whether they’ve been replaced or maintained recently.
🛠️ Has any major work been carried out?
Ask about extensions, renovations, rewiring, damp treatment or other significant improvements.
đź’ˇ What are the running costs?
Council Tax, energy bills and any service or maintenance charges are all worth factoring into your budget.
🚗 What’s parking like?
If there’s no private driveway, ask about permits, restrictions and what parking is like at different times of day.
📍 What’s the area like?
Ask about local amenities, transport links and anything else that matters to your day-to-day life.
👀 And most importantly… take your time!
